As HVAC&R systems in building become complex and instrumented with highly automated controllers, the operator gets more difficult to understand the processes and systems and to detect the faults of HVAC systems. It is known that poorly maintained, degraded, and improperly controlled equipment under faulty condition wastes 15% to 30% of energy used in commercial buildings. There are several approaches to detecting and diagnosing faults for HVAC system. They differ widely depending on the type of system to which they are applied, the necessary degree of knowledge about the diagnosed object, cost-to-benefit ratio (including monetary as well as life safety related issues), the degree of automation, tolerance to false alarms, and the input data required. In this study, FDD algorithm was developed using the normalized distance method and general pattern classifier method that can be applied to HVAC system. We tested FDD algorithm for a water chiller using the data from simulation model and experiment. Developed FDD method can detect refrigerant leak failure, when 20% amount of charged refrigerant for normal operation leaks from the water chiller. The refrigerant leak failure caused COP reduction by 6.7% compared with normal operation performance. We also tested FDD algorithm of a CAV AHU system using data from simulation model. Fault modes in this study included mixed air damper stock, mixed air filter plugging and faulty sensing of return air temperature.
